The four kinds of assistance
Grant
Money you never repay.
Forgivable loan
A loan that is forgiven if you keep the home (and the loan) for a set number of years. Sell or refinance early and you may owe some or all of it.
Deferred loan
A loan with no monthly payments, usually 0% interest, repaid when you sell, refinance or pay off the first mortgage.
Repayable loan
A second loan you repay monthly, often at a low rate.
